Apply with Property Manager by October 10 for Lottery

Berkeley, California (Tuesday, September 27, 2016) - The property managers at Acton Courtyard apartments are taking applications now until October 10th for affordable units created by the City's "Below Market Rate" program. Apply with the Equity Residential!  

These units in a private building were created through one of the many strategies the City uses to create affordable housing in Berkeley. Given the high cost of construction and land, inclusionary units are a critical way to increase the amount of affordable housing units in the City.  Acton Courtyard includes apartments restricted to moderate income households, a higher income threshold than often found with BMR units.Acton

Below Market Rate units in new rental projects are the result of the City's Affordable Housing Mitigation fee, which requires that a fee be paid into the Housing Trust Fund for each unit in the project or that 20% of the units be made affordable to very low income households. 

The City also has an inclusionary requirement for new ownership/condominium projects which requires that 20% of the total units be reserved for purchase by moderate income households.

To qualify for the Below Market Rate apartments at Acton Courtyard, households must have incomes of no more than $81,960 to $93,600, depending on the unit size.  Specific rental rates depend on the unit size, not household income. Rents for these units are permanently set below market rate, regardless of turnover.  Specific details on rent can be found on the Acton Courtyard website for these units.

Apply by October 10th to be part of the lottery for 22 below market rate units at Acton Courtyard, 1370 University Avenue. The lottery will be held the week of October 10th,, 2016. For more details such as the specific income limits, see the  Acton Courtyard website, www.ActonBMR.com.

All interested applicants must fill out and submit an Affordable Housing Pre-Application, available at www.ActonBMR.com, to be placed in the lottery. Contact BerkeleyBMR@EQR.com or (510) 849-2000 for further details.  The City does not distribute or collect applications, nor does it maintain any waiting lists. Be sure to apply directly to the property.

Being selected through the lottery does not guarantee that your rental application will be approved. Your application must be reviewed for income documentation, to determine if you meet eligibility requirements.

In addition, the City's Housing and Community Services Division also does a number of other things to create affordable housing, such as providing low-cost loans, connecting affordable housing developers to grant funding, creating new leases on City land, providing key City services to residents, executing legal agreements and assisting with other essential steps.
